Okay, here's another great example of a "smaller" flip.

I bought this site for a mere $750… A few weeks later, I sold it for $3200.

Growing up in Cleveland, Ohio was tough. Cleveland… a city better known for being the butt of jokes and losing sports franchises than being an entrepreneurial hotbed.

Looking back, I wouldn't change a thing about where I grew up.

I was raised by a single mom who regularly worked 2 jobs just to make ends meet. So even if my mom had wanted to start her own business… well, there was never any time and definitely no money to do it.

It's no surprise that I got my first job at age 16.

I quickly realized that working any old job flat-out stunk.

From Part-Time 'Assistant' To Six-Figure Success...

I went to a local real estate company and kept bugging them repeatedly to hire me until they finally agreed. I was their new part-time "assistant".

The pay was non-existent… but I didn't care.

I knew there was no better place to learn the ins and outs of real estate than being on the front lines where the deals were getting done.

I was a virtual sponge, sucking up every golden nugget of information that I could find.

I got good — really really good — at understanding real estate.

Before long I was helping the real estate company broker deals and negotiating with banks… and I was just an 18 year old guy — not a realtor or broker!

But I have a small confession to make.

I never pulled the trigger on buying any real estate myself.

For starters, the mortgage companies and bankers weren't real keen on giving a mortgage to a baby-faced young man.

It didn't matter how good my credit score was…

It didn't matter how strong my real estate back ground was…

The mortgage companies were scared stiff to loan hundreds of thousands of dollars to someone so young.

Then there was the fear I couldn't seem to shake.

The fear that I could find myself suddenly $100K (or more!) in the hole for a property because a tenant stopped paying their rent. Or worse, I would find myself holding a rental property that had no tenant and I wouldn't find a buyer to sell it to.

My mind kept cranking out all of these ways I could wind up getting burned as a real estate investor. I'd find myself tossing and turning wide awake at night over the fear of possibly failing.

So I decided to be smart about it. I wouldn't buy a piece of rental property until I could shake that fear and invest with complete confidence.

Ironically, I never shook the fear and that's why I never bought a piece of rental property myself.

And to be honest, it was the best decision I could have ever made.

I took the same real estate strategies… applied it to my online business… and the business took off.

These strategies made it incredibly easy to create a four figure… five figure… and within months a consistent six-figure income.
